2022 UK Commercial Property Auction Review

The latest Acuitus UK Commercial Property Auction Review attracted a wide range of investors to the King’s Fund in London to hear perspectives on the commercial property auction sector in 2022 and the outlook for the coming year.

Economist Malcolm White of BW Investor Services reported that £774.6m of investment-grade and development properties had been sold at auction during 2022 – 22% above the 10-year average – while auctions now accounts for a growing proportion of all commercial property sales to private investors.

Stuart Buchanan of Acuitus Finance observed that recent interest rate rises had enabled lenders to be slightly more relaxed on the debt service cover they require and, as a consequence, finance terms had improved since the turn of the year.

Reviewing recent auction activity, Acuitus Chairman, Richard Auterac, noted that whilst the proportion of retail assets selling had decreased there had been increased investor appetite for the alternative sectors such as healthcare, leisure, motor trade and assisted living.
