Acuitus UK Commercial Property Auction Review – February 2024

The latest Acuitus UK Commercial Property Auction Review attracted a wide range of Acuitus clients to the King’s Fund in London to hear perspectives on the outturn for last year and what this means for investors in 2024.

Economist Malcolm White of BW Investor Services highlighted from the research a sharp upturn in average net initial yields with spot yields at the highest level since 2012.

Stuart Buchanan of Acuitus Finance offered his insights into how wider market movements, specifically around the all-important interest rate, will affect property finance across the year – with the expectation that these will start to come down later in the year.

 Acuitus Chairman, Richard Auterac, issued a promising note to would-be investors with his pronouncement that the shift in yields recently means that 2024 could offer some of the ‘best value’ opportunities that have been seen in the past decade. This is not to suggest however,  that it is not also a good time to sell. The market is currently liquid and recycling capital into other opportunities which yield a higher long term return is sound investment practice.
