cPad Q3 2026: resilience remains

26th October 2026

The latest Acuitus Commercial Property Auction Data (cPad) report shows that auction turnover eased in the third quarter of 2026, but the underlying market remained resilient.

Acuitus Research’s latest cPad analysis shows £181.6m of sales across 378 lots, the lowest quarterly total since Q2 2023 but still almost 19% above the long-run average for a third quarter. The first nine months of the year have produced £625.7m, the third highest nine-month total on record.   The softer headline was driven by lot size rather than demand. The average lot fell to £480,320, the lowest since 2012, with lots under £500,000 accounting for 69% of those sold. The sales rate improved to 78.3% from 76.7% in Q2.   Alternatives rebounded to nearly a quarter of sales (22.9%), while retail’s share edged up to 53.1%. Greater London accounted for 25.2% of turnover.   On yields, the All-Property rolling average yield rose by 9 basis points to 8.98%, remaining below 9% since the start of 2025. The Prime spot yield fell to 6.46%, its lowest level since Q1 2023, while Secondary yields eased to 10.86% but remain high.   The full report includes sector and regional analysis, our outlook to the year end and detailed yield tables.
