Acuitus launches September catalogue

The catalogue for the forthcoming Acuitus auction on September 18th contains 48 lots offering a wide range of asset types.

One of the highlights from the catalogue includes a high-yielding industrial and office park in Rotherham. The property which comprises a terrace of industrial units, two multi-let office buildings and parking for 180 cars is being offered with a guide price of £2.2m. The investment generates annual rental income of £367,841 from buildings of 55,000 sq ft on a site of 2.95 acres.

A drive-thru investment, operating as KFC on the Isle of Sheppey, is being offered with a guide price of £1.475m. The premises is let to Clokken Limited, guaranteed by Kentucky Fried Chicken (Great Britain) Limited is let on a renewed 19-year term expiring in 2043, with five-yearly rent reviews at a current rent of £95,000pa.

John Mehtab of Acuitus comments: “Drive-thru investments offer investors long-term secure income from good covenants, and benefit from strong locations on major transport routes close to retail parks, as is the case with this property”.

A selection of public houses feature in the auction including the Baring Arms at 55 Baring Street in London’s Islington. The freehold is being offered with a guide price of £1.3m and is let to T&S Taverns on a lease until 2037 at a current rent of £80,000pa with five-yearly rent reviews.

Elsewhere in the sale, two long-let café/restaurant investments in Canterbury and Billericay are offered with respective guide prices of  £1.4m-£1.5m and £1m-£1.1m. Both properties will be let to Loungers UK on new 15-year leases with no break options and at the guide prices offering yields of 8.5%.

While in Thame, Oxfordshire, a mixed-use retail and residential property is being offered with a guide price of £1.7m-£1.77m. This property comprises a retail unit let to Gail’s Bakery for 15 years until 2039 together with a three bedroom flat and a two bedroom flat, both let on ASTs. The entire property generates £110,400 in annual rental income.
