Large lots feature in May auction

The catalogue for the Acuitus commercial property auction on May 23rd features 10 properties with guide prices of £1m or more. The sale will offer a total of 51 properties producing total rental income in excess of £3.3m.

Guide prices range from £85,000 up to £3.75m, and encompass a wide range of retail, office, industrial, ground rent and leisure assets. The highest guide price in the auction is £3.5m-£3.75m for a parade of five shops at 303-311 Lavender Hill in London. The shops are let on leases guaranteed by Whole Food Market Inc until 2030 (no breaks), and are producing current income of £229,475pa which will rise to £248,475 in 2025.

Auctioneer, Richard Auterac, comments: “At our April auction, 40% of the lots sold achieved more than £1m which demonstrated the appetite that buyers have for assets of this scale.

“We expect there to be similar demand in the room at our May sale.”

  • London, 23-25 Kensington High Street W8: two prime shops situated opposite Kensington Palace Gardens. Producing £113,500pa. Guide price: £1.7m
  • Corby, 53-54 Causeway Road: substantial freehold industrial investment let to Ball & Young with guarantee until 2028. Producing £240,648pa. Guide price: £2.85m
  • London, 2-4 The Broadway, Crouch End: well-located retail investment. Majority let to Waterstones Booksellers and Superdrug Stores Plc. Producing £228,172pa rising to £236,842 in 2021. Guide price: £3.5m
